RESPONSIBILITIES:
Oversee daily property operations to ensure all vacation homes meet the highest standards of cleanliness, maintenance, and guest satisfaction.
Manage and coordinate vendor schedules, inspections, and inventory to maintain property readiness and compliance with the Rental Management Agreement.
Build and maintain strong relationships with homeowners, guests, and team members, acting as the primary point of contact for escalated concerns and special requests.
Ensure guest experiences align with marketing expectations by verifying property presentation, stocking essentials, and coordinating pre-arrival preparations.
Monitor and maintain property conditions, troubleshoot minor issues, schedule maintenance, and ensure compliance with company cleaning and inspection standards.
Manage staff schedules and departmental policies, including creating on-call schedules and providing direction to inspectors, maintenance teams, and contractors.
Uphold safety and emergency preparedness protocols, including hurricane readiness, property security, and adherence to budgeted operational requirements.
QUALIFICATIONS:
Minimum 2 -3 years of leadership experience developing staff members individually, and promoting a positive work culture, prior experience in hospitality / vacation rentals preferred
2-3 years of consistent employment with one company.
Experience managing contractors or vendors to ensure smooth property operations.
Strong time management, organization, and problem-solving skills.
Ability to analyze financial data and work within budgeted requirements.
Comfortable with repetitive tasks and structured routines.
Proficient in Microsoft Office Suite and able to learn new software systems.
Valid driver’s license and reliable transportation (company vehicles provided when available).
Ability to lift up to 50 lbs and move between properties frequently.
Live within a 25 mile radius of Cape San Blas.
COMPENSATION & BENEFITS:
Annual Salary: $60,000 - $80,000 based on experience and achievement.
Bonus: Annual bonuses range from $5,000 to $10,000, based on performance in key areas such as net operating income (NOI), unit growth, and customer review scores. (ie. The goal of property management is to maintain an average review score of 4.65 or higher.)

Schedule: Full-Time Shifts for this position vary from Sunday to Saturday. Two days off are typically placed consecutively, weekends are required.
• Leads and oversees the day-to-day all operations within assigned territory, including recruiting, hiring, coaching, and developing employees, and providing coaching and counseling as needed while promoting and encouraging the Company’s core values and standards.
• Serves as the primary information hub for all facets of operations within assigned territory, including property management, scheduling cleaning of properties, maintenance of properties and laundry services
• Manages and reviews employee/vendor schedules within all territories.
• Responsible for overall quality of the rental properties provided by the Company, working in conjunction with operations team to ensure that the units are exceptionally maintained and immaculately cleaned.
Oversees regular inventories of supplies, linens, and cleaning materials, and formulating orders to maintain appropriate inventory levels.
Create, review and manage staff and departmental policies and procedures as needed.
Handles owner and guest complaints, resolving issues as they arise in a cost-efficient manner that satisfies both owner and guest needs
Upholds all facets of the Rental Agreement between the Company and the owners of the rental properties
Inspecting work to ensure quality control while evaluating employee performance.
Responsible for forecasting departmental technology, departmental personnel, and training requirements for each year/season.
Reviews and manages the budget to ensure appropriate allocation of resources for the branch.
Performs all other duties that may be assigned in a safe manner.
Establishes an infrastructure to sustain dynamic business growth without decreasing the profitability of the company (i.e. develop processes and procedures to streamline operational efficiency and effectiveness)
Qualifications:
• Previous experience in leadership, team building more than 6 direct reports, accountablity and strategic thinking is required (+2 years experience)
• Leads by example and holds team accountable for productivity and delivering results
• Problem solver with a “can-do” mentality
• Must have ability to work in a fast-paced environment and prioritize needs of guests in an effective manner
• Ability to analyze financial data
• Must be able to diagnose issues and implement solutions
• Must have excellent time management and organizational skills
• Must have excellent verbal, written and interpersonal skills
• Passion for serving others and helping team create an exceptional guest experience
• Able to multi-task and manage multiple projects simultaneously
• Extensive knowledge, skills, and abilities in housekeeping systems, techniques, and products
• Proficiency with standard office software applications and the ability to learn new software programs
• The ability to work flexible hours, including weekends as needed
• Reliable transportation and a valid driver’s license
• Proficient in Microsoft Office Suite and or other computer applications or software
• Live with in 20 miles for Cap San Blas, Florida
Physical Requirements:
• Prolonged periods of sitting at a desk and working on a computer.
• Prolonged periods of standing and moving from location to location.
• Must be able to lift up to 50 pounds at times.
