Hodnett Cooper is seeking a dependable and service-oriented Community Maintenance Technician to support the daily maintenance needs of the homeowner associations and residential communities we manage on St. Simons Island. This position performs routine cleaning maintenance, responds to service requests, conducts community inspections, and helps ensure each community remains safe, functional, and well maintained.
This is a hands-on position and requires a self starter who is able to independently mange time. The ideal candidate will take pride in maintaining attractive, safe, and welcoming communities while representing Hodnett Cooper with professionalism and care. Perform routine cleaning, maintenance, and minor repairs throughout assigned communities.
Complete basic plumbing, electrical, carpentry, painting, pressure washing, and general property repairs.
Inspect buildings, common areas, amenities, equipment, lighting, and community grounds.
Identify maintenance concerns and report conditions requiring specialized repairs or additional attention.
Respond promptly and professionally to maintenance requests from community managers, homeowners, residents, and guests.
Assist with preventive maintenance programs and recurring community inspections.
Maintain pools, gates, boardwalks, walkways, signage, lighting, trash areas, and other common elements as assigned.
Coordinate access and communicate with approved vendors and contractors when necessary.
Prepare communities for storms and assist with post-storm inspections and cleanup.
Maintain accurate records of completed work, materials used, and outstanding maintenance needs.
Keep tools, equipment, vehicles, workshops, and storage areas clean and organized.
Follow company procedures and all applicable safety requirements.
Provide courteous, professional service.
Perform other cleaning and maintenance-related duties as assigned.
Previous experience in property maintenance, facilities maintenance, construction, or a related field is preferred.
Working knowledge of basic plumbing, electrical, carpentry, painting, and general repair practices.
Ability to assess maintenance issues and determine when a licensed contractor or specialized vendor is needed.
Strong attention to detail and commitment to quality workmanship.
Dependable, punctual, and able to work independently with minimal supervision.
Professional communication and customer-service skills.
Ability to prioritize assignments and respond effectively to changing needs.
Basic ability to use a smartphone, email, text messaging, and work-order or inspection applications.
Valid driver’s license and acceptable driving record required.
Background check and pre employment screening required.
Reliable transportation required.
High school diploma or equivalent preferred.
Experience working with homeowner associations, condominiums, hospitality properties, or vacation rentals is a plus.
Ability to lift and carry up to 50 pounds.
Ability to climb ladders and work from elevated areas when properly equipped.
Ability to bend, kneel, reach, stand, and walk for extended periods.
Ability to work outdoors in heat, humidity, rain, and other coastal weather conditions.
Ability to safely operate hand tools, power tools, and maintenance equipment.

Hourly Rate: $18.00–$22.00 per hour based on experience and accomplishments
