Seacoast 2 Summit Vacation Rentals is looking for a driven Business Development Manager to lead homeowner acquisition efforts throughout the Seacoast New Hampshire region.
This is a relationship-driven, full-cycle sales role where you’ll build connections with homeowners and referral partners, generate new opportunities, and guide prospective clients from their first conversation through becoming a Seacoast 2 Summit homeowner partner.
You’ll work closely with the CEO during your ramp-up while taking increasing ownership of your pipeline, outreach strategy, and results. Develop strong referral relationships with real estate agents, brokerages, lenders, contractors, and other local professionals.
Generate new homeowner opportunities through calls, email, text, networking, local events, property visits, and in-person meetings.
Respond to and nurture inbound homeowner leads generated through marketing and partnerships.
Represent Seacoast 2 Summit at brokerages, networking events, and community functions throughout the region.
Manage prospective homeowners from initial discovery through property assessment, revenue projection, proposal, follow-up, negotiation, and close.
Build trust and maintain consistent communication throughout what can be a multi-month sales cycle.
Conduct on-site property visits as needed throughout the Seacoast region.
Maintain accurate pipeline stages, next steps, and lead sources in GoHighLevel.
Ensure newly signed homeowners transition smoothly to the onboarding team.
Help shape acquisition strategy across target markets, homeowner segments, referral channels, and outreach initiatives.
Plan and execute lead-generation events and referral initiatives while tracking results.
Share market insights, including homeowner objections, competitor positioning, property trends, and opportunities to strengthen our offering.
Document successful processes in Notion to create a repeatable sales playbook as the company scales.
Once fully ramped, the goal for this position is approximately 24 new homeowner partnerships during the first year, or an average of two per month. Quality matters just as much as volume, with a goal of 90% homeowner retention after the first year.
Early performance will focus on the activities that build sustainable results:
First 30 Days: Learn our services, markets, and ideal homeowner profile; take ownership of the existing pipeline; work alongside the CEO on active opportunities; and develop a 90-day acquisition plan.
Days 31–60: Establish consistent homeowner and referral-partner outreach, conduct property visits, activate referral relationships, and move qualified opportunities toward proposals.
By Day 90: Demonstrate conversion ability, establish a healthy pipeline, secure your first new homeowner partnership, and begin documenting a repeatable acquisition process.
3+ years of successful sales or business development experience, with demonstrated ownership of a sales pipeline and measurable results.
Proven ability to build relationships, generate opportunities, and close consultative sales.
Experience taking ownership of a sales target rather than solely supporting another salesperson’s pipeline.
Strong discovery, communication, and relationship-building skills.
Comfortable with proactive outreach, including phone, email, networking, and in-person meetings.
Highly organized with strong CRM habits and consistent follow-up.
Self-directed, accountable, and motivated to create opportunities rather than wait for leads.
Comfortable traveling locally for property visits, meetings, and occasional evening networking events.
Valid driver’s license and reliable transportation.
Must be based in or near the Seacoast New Hampshire area.
Experience in vacation rentals, hospitality, real estate, property services, or luxury hospitality.
Existing relationships with homeowners, real estate agents, brokerages, or other referral partners in the Seacoast region.
Experience developing referral partnerships, organizing events, or executing outbound sales campaigns.
Familiarity with vacation rental performance metrics such as occupancy, ADR, and RevPAR.
$50,000 - $150,000
$50,000 base salary with uncapped commission. On-target earnings of $120,000 to $150,000 (base plus commission), based on performance. Commission is tied to signed and successfully onboarded management agreements, plus retention after 12 months. Full terms shared during the interview process.
